Specifically, do you feel they are reasonable? Are you willing to proceed on this basis? What <br />obstacles might they create? <br />• Please provide us with the estimated market value per square foot (e.m.v. /sq. foot) for the building(s) you <br />anticipate constructing in the initial phase of the project. This estimate of market value should be based on <br />your experience with past projects as they relate to what you contemplate for Little Canada. We will use it <br />to help us estimate the level of TIF assistance possible. <br />• Please furnish us with a site concept drawing to enable us to understand your vision for redevelopment. It <br />should be noted that we are making this request with the understanding that your information is not based <br />upon market research; rather upon experience. We would like the site plan to indicate the following: <br />— Indicate a footprint of the building(s) with an estimate of size (sq. footage) and intensity (# of stories). <br />— Type of use proposed for the site(s); i.e., office, retail, service, other. <br />— Timing of development activities. <br />— An indication of your desire for the closure of Little Canada Road from Middle Street to Rice Street. (If <br />you anticipate closure of Little Canada Road, you should indicate your concept for treatment of the <br />intersection of Little Canada Road and Middle Street). <br />• Please list for us any other public amenities you feel are necessary to achieve your concept. <br />We would like this information submitted to us by 4:30 p.m. on Tuesday, April 8, 1997. We will then have the <br />workshop with the Council at 6:00 p.m. to discuss this information on a preliminary basis. (Your presence is <br />not required at this workshop.) We will then schedule a workshop likely to be held on April 23'd to finalize the <br />developer selection process at which your presence may be desired. <br />Thanks again for your consideration of our project.
