4752791
April 8, 1997
Mr. Joel R. Hanson
City Administrator
City of Little Canada
515 Little Canada Road
Little Canada, MN 55117 -1600
Dear Joel:
P. 02
Laurent I Parks
Development
Thank you for your letter of April 1, 1997 outlining the concerns of your City
regarding the proposed development for Little Canada Road/Rice Street.
At this time we have decided not to put forth a site plan for the area. There is still
much work to do and numerous questions needed to be answered.
Any proposal we would put forward now would be very unprofessional and of little
value to all parties.
The development plan for Little Canada Road and Rice Street will evolve with the
input from numerous tenants and City officials. The commitment of the initial
tenants might effect design as well as the whole flavor of the development.
We suggest that the City chooses one of two directions to move forward.
1. Investigate each developer further. Possible interview /tour of present
projects. Choose the developer you want to work with.
2. Fund a competition for the site. Each developer would have architects
fees paid for by the City. In a month developers would present their
findings and a site plan. This site plan would have more input from the
city and more market knowledge ingrained in the design.
Based on the desired design a development partner could be closen at that time.
Laurent Parks Development would be willing to move forward with either alternative.
We look forward to the direction of the City Council.
Please feel free to call if there are any questions.
rely,
ohn Laurent Chris Moarn
153 East Lake Street 1 Wayzata, MN 55391 1 Fax (612) 473 -8813 1 (612) 475.4930
Page 3
