MINUTES <br />PLANNING COMMISSION <br />MAY 8, 1997 <br />PLANNED <br />UNIT <br />DEVELOPMENT <br />KNOX LUMBER <br />Schletty recommended approval of the variance for rear yard setback and <br />property division/combination as requested by Belland Auto Repair for <br />their property located at 193 Ryan Drive. <br />Motion seconded by Montour. <br />Motion carried 5 — 0. <br />Mr. Truman Howell, Truman Howell Associates, architect representing <br />Knox Lumber appeared before the Commission requesting approval of <br />a Planned Unit Development amendment allowing the remodeling of <br />existing buildings, construction of a new 24,000 square foot commodity <br />storage building, construction of a new 21,000 square foot millwork <br />assembly building, as well as other miscellaneous site improvements. <br />Howell pointed out that Knox would be eliminating storage in half of the <br />retail building and converting that entire building to retail. Storage would <br />then be replaced with the construction of the commodity storage building. <br />Howell also pointed out that the would be relocating a fence to the <br />property line, which will allow Knox to reclaim some land they are not <br />currently using. <br />Keis asked about the materials that are being stored outside on the ground. <br />Howell reported that the new buildings will allow Knox to put all <br />materials in a building. Knox is trying to simplify their operation and how <br />people flow in and out of the site. <br />Keis asked what the buildings would be constructed of. <br />Howell replied that they would be metal buildings, but the north face of <br />the building that would be visible from the road would be rock face block <br />with wood board and batten. <br />Keis asked if metal buildings met the City's requirements. <br />The City Planner reported that building exteriors in business districts must <br />be masonry veneer. However, this is a PUD and there is the issue that the <br />buildings are not visible from the right -of -way or any other property. <br />Only the north end of one building will be visible, and that side will be <br />rock face block. <br />Howell stated that the building are virtually not visible. <br />12 <br />Page 99 <br />
