April 24 1997 <br />City of Little Canada <br />Planning and Zoning Department <br />Mr. Steve Grittman <br />Northwest Associated Consultants <br />Re: Belland Auto Shop Expansion Project <br />Dear Mr. Grittman: <br />Per our discussion today, please be advised that Belland Auto is requesting to re- approach the <br />City of Little Canada Planning Commission and City Council to hopefully gain a rear <br />property line set -back dimension variance for their existing building and proposed n ew <br />addition. <br />To re -cap the sequence of events over the last few months regarding this proposed project <br />and variance please note the following: <br />After formal review of this variance request by the Planning Commission in the Fall of <br />1996, the Belland's procured an accurate survey of their existing property indicating the <br />exact location of their present building. It was determined that their existing building is <br />already constructed so that it sits 4.68' from the rear property line. At this time the Bellands <br />canceled the formal council review of this project until additional options were explored for <br />possible adjacent land purchases to allow for new construction. The Bellands have gained <br />the preliminary approval from Burlington Northern to purchase an abutting piece of <br />property which would allow for the new expansion. <br />At this time the Bellands would like to re- approach the Planning Commission and City <br />Council to request the proper rear set -back variance requirement needed for both the existing <br />building as well as the proposed addition. I have enclosed the sketch of the Belland property <br />limits which also shows the proposed property purchase from Burlington Northern and the <br />orientation of the proposed addition within that revised property boundary. <br />After review of this information if you have any immediate questions or concerns, please <br />contact myself or the Bellands immediately.
