515 Little Canada Road, Little Canada, MN 55117-1600
(612) 484 -2177 / FAX: (612) 484 -4538
MEMORANDUM
TO: Mayor Fahey & Members of the City Council
FROM: Joel R. Hanson, City Administrator
DATE: April 18, 1997
RE: Little Canada Rental Hall
MAYOR
Michael I. Fahey
COUNCIL
Beverly Scalze
Jim LaValle
Steve Morel=
Bob Pedersen
ADMINISTRATOR
Joel R. Hanson
As was reported at an earlier Council meeting, Mr. Tom McDonough has discussed the
possibility of the City purchasing Little Canada Rental Hall from him. Here are some pertinent
facts regarding this option:
> County's estimated market value is $199,000.
> Seller's initial asking price is $450,000.
> Size of building is approximately 11,000 square feet. There is an elevator /lift serving the
lower level of the building. (It does not serve the upper level.)
> The upper level of the building is currently leased out and fully occupied.
> According to the building official, significant renovations would be needed to address
restroom and accessibility issues pursuant to building code.
I have enclosed a sketch of the building layout for your review. Based upon this information, I
do not feel a purchase is feasible with the Historical Society as the driving force for the
acquisition. If the Council feels this space has other community purposes beyond the Historical
Society use, then further analysis may be warranted.
JRH:kpv
cc: Tom McDonough
Little Canada Historical Society
Page 17
