NFAC <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />PLANNING REPORT <br />TO: Little Canada Mayor and City Council <br />Little Canada Planning Commission <br />FROM: Daniel Licht / Stephen Grittman <br />DATE: 5 June 1997 <br />RE: Little Canada - Minnesota Mini - Storage: PUD Amendment <br />FILE NO.: 758.09 - 97.12 <br />BACKGROUND <br />Two S Properties Inc. is requesting a PUD -CUP amendment for their Minnesota Mini - <br />Storage facility located along County Road B to allow for the expansion of the mini- storage <br />operation to a 1.5 acre parcel adjacent to the existing facility that the applicant has <br />acquired. The applicant's request requires the processing of Conditional Use Permit <br />(CUP) to allow interim outdoor storage of RVs until Phase II is constructed. Finally, a <br />variance is required to allow curb accesses with less than 40 feet of separation. The <br />subject parcel is zoned B -W, Business Warehousing.
