and Public Works staff that utilities and drainage are adequately addressed, we would <br />recommend approval of the Amendment to the Comprehensive Plan and the rezoning to <br />R -2, Medium Density Residential. <br />We would further recommend approval of the Development Stage PUD Plan and the <br />Preliminary Plat, with the following conditions: <br />1. Submission of a landscape plan illustrating substantial buffering and screening <br />between the proposed project and the industrially zoned property to the north. <br />2. Submission of typical floor plans for the buildings showing compliance with building <br />separation and height requirements. <br />3. Submission of a site development plan showing all proposed site improvements. <br />4.
