Architects <br />We have received and reviewed the preliminary plat (dated 4- 29 -97), drainage and erosion <br />control plan (4- 17 -97), utility plan (4- 17 -97), and the grading and drainage plan (4- 17 -97) for <br />the above mentioned project and offer the following comments. <br />SANITARY SEWER & WATER MAIN <br />A 12 inch diameter trunk sanitary sewer and a 16 inch diameter trunk water main run through <br />the Allen extension between Centerville and Desoto. Although the City has no Comprehensive <br />Sewer Plan or Comprehensive Water Plan to check capacities with, it is assumed that capacities <br />will be no problem if the area was designed for the higher flows that an industrial area typically <br />generates. <br />We urge the owner to utilize as many of the existing sanitary sewer services as possible along <br />the Allen extension. These existing services (and manholes) should be shown and labeled on <br />the utility plan. <br />Sanitary sewer services are shown connecting directly to manholes. The City's policy is to have <br />in -line wye connections to avoid blockages in manholes. <br />When more detailed plans are developed, gate or butterfly valves should be shown that allow <br />the cul -de -sac water systems to be isolated. <br />A stretch of about 900 feet of property along the west side of Centerville Road south of the <br />Allen extension currently has no City water main. We understand that at least one resident has <br />approached the City with a request for installing this water main as part of the Pitrina Park <br />Terrace development. We recommend that the affected residents be surveyed to determine the <br />level of interest in serving them with City water main. If the response is positive, then two <br />viable options are: <br />1) have this work included in the Pitrina Park Terrace development, or <br />2) attach this work to the existing Arcade Street contract. All necessary bid items <br />already exist in the Arcade Street contract at very competitive prices. If this option <br />were chosen, a decision should be made by the end of June to allow the Contractor <br />time to plan his work. <br />Page 13 <br />
