Chris & Katya Jaede <br />790 Labore Rd <br />Little Canada MN 55117 <br />cjaede @earthlink.net <br />612.432.1660 <br />To whom it may concern: <br />My wife and I just recently purchased a beautiful very old home in Little Canada. We <br />purchased this 1898 home in hopes to restore this amazing old Victorian home by doing a <br />complete renovation of the home and building an attached three car garage with living <br />space that connected and part of the main home. Our intentions were to keep the <br />characteristics and charm of this old home and flow the same style into the new addition. <br />Our variance request is because the existing garage and the new garage square footage <br />would be just over the required1500 sq ft maximum (1508sq ft.). The new garage <br />dimensions would be 34'x 27' and the old garage is 29' -6 "x 20'. With the old garage, we do <br />not want to tear it down because we think that it should stay with the characteristics of the <br />original home, but is a possible option that we would like to avoid. The home currently sits <br />on just under two acres of land split up on 4 parcels. We are in the process with Ramsey <br />County to have all of the parcels put back into one parcel, as my intensions are to keep this <br />land without disturbing the majority of it. The garage would meet all setback requirements <br />on the original parcel. This addition request would be for a three car single stall /door <br />garage because we feel that is the design that would match the existing garages character. <br />Above the new garage would contain Two more bedrooms, a 34 bathroom, and an upper <br />level laundry room. All of the new upper level would flow into the existing home. Total <br />square footage with the new and old garage would be 1508 sq ft. and total finished living <br />space would roughly equal to 3700 sq /ft . The home also contains an unfinished basement <br />and unfinished attic. We could make the garage smaller but then we feel the style of the <br />garage doors would have to change to a single car garage and a double garage doors in <br />which we do not feel would flow with the old characteristics of the original part of the house <br />and garage. My Wife and I have intensions on making this Amazing old Victorian home our <br />"forever home" and as our new family grows larger, we would love to have the space to <br />accommodate our needs and goals. We purchased this home because of the space/ acreage <br />that was available and the charm and character this old Victorian home has. We have heard <br />nothing but good things about the city of Little Canada through our new neighbors that are <br />a big part in the city of little Canada. Kevin Keenan (Little Canada Fire Dept. member) is my <br />neighbor that pretty much solidified why I purchased this home and land with all of the info <br />and hype he told me about the city and area.
