PALM <br />August 6, 1997 <br />Mayor & City Council <br />City of Little Canada <br />c/o Joel Hanson <br />City Manager <br />515 East Little Canada Road <br />Little Canada, MN 55117 <br />RE: Lot A and Lot B, Nadeau Addition, Ramsey County, Minnesota <br />Our File No. 97110 <br />Dear Mayor and Council: <br />In doing the title work for the property in the proposed plat of <br />Pitrina Addition being submitted by Frank Frattalone, it was <br />determined that Lot A and Lot B, Nadeau Addition are independently <br />described parcels of property both of which were forfeited for <br />failure to pay taxes more than 50 years ago. These Lots were <br />subsequently conveyed to the City of Little Canada for limited use <br />for streets and utilities. The Deeds contained a reversion to the <br />State in the event the Lots were not used for the stated purpose. <br />As part of the development of the property surrounding these Lots, <br />the developer will be required to provide street and utility access <br />within the platted property which will comply with the City's <br />requirements and there would appear to be little or no purpose in <br />the City retaining any interest in Lots A and B for those purposes. <br />Based upon the above, Mr. Frattalone requests that the City <br />determine that it will not use these properties for the stated use, <br />thereby reverting the Lots to the State of Minnesota. <br />JFG /ajb <br />Very truly yours, <br />GER,Tf N &/VAN VAL INIBURG , P.A. <br />i /, <br />John F.
