MN • Mequon. wi <br />Re: 31xx Spruce Street — Frattalone Property <br />Our File No. 372 -gen <br />Dear Joel: <br />We have visited the site and have briefly reviewed the preliminary grading plan for the <br />above referenced property. We understand that Council has some concerns regarding <br />the amount and/or nature of the grading that is proposed on the site. This purpose of <br />this letter is to comment on these concerns and to provide general comments on the <br />grading plan. <br />It is our understanding that the developable area of this site is approximately 6.7 acres. <br />The property is mostly wooded. The topography has the following characteristics: <br />• A high ridge runs east/west through the southern part of the site <br />• The grades at the east property line are an average of approximately 8 to 15 <br />feet higher than the adjacent property (along the St. Paul Water Utility right - <br />of -way) <br />• The grades at the south property line are an average of approximately 10 to <br />15 feet higher than the adjacent property (along railroad right -of -way) <br />• The grades at the west property line slope upward to the adjacent property <br />(along railroad right -of -way) <br />• Moving southward, the property slopes moderately upward from the pond <br />The prospective owner, Frank Frattalone, proposes to grade the property in a manner <br />which matches the north (along the pond) and east (along Spruce Street) sides.
