MN • Mequon. wi Re: 31xx Spruce Street — Frattalone Property Our File No. 372 -gen Dear Joel: We have visited the site and have briefly reviewed the preliminary grading plan for the above referenced property. We understand that Council has some concerns regarding the amount and/or nature of the grading that is proposed on the site. This purpose of this letter is to comment on these concerns and to provide general comments on the grading plan. It is our understanding that the developable area of this site is approximately 6.7 acres. The property is mostly wooded. The topography has the following characteristics: • A high ridge runs east/west through the southern part of the site • The grades at the east property line are an average of approximately 8 to 15 feet higher than the adjacent property (along the St. Paul Water Utility right - of -way) • The grades at the south property line are an average of approximately 10 to 15 feet higher than the adjacent property (along railroad right -of -way) • The grades at the west property line slope upward to the adjacent property (along railroad right -of -way) • Moving southward, the property slopes moderately upward from the pond The prospective owner, Frank Frattalone, proposes to grade the property in a manner which matches the north (along the pond) and east (along Spruce Street) sides.
