MINUTES <br />PLANNING COMMISSION <br />SEPTEMBER 11, 1997 <br />Lunzer pointed out that their proposal will improve the appearance of the <br />property. <br />Montour noted from the Planner's report that the ground floor addition is <br />estimated at 300 square feet, the second floor addition is estimated at <br />1,300 square feet, and the existing structure consists of 850 square feet. <br />This brings the total square footage of the house to 2,450 square feet. <br />Keis asked if the applicants had an alternative plan in the event their <br />request was denied. <br />Buroker indicated that their Plan B consisted of the addition to the first <br />floor of the house allowing the structure to be squared off, and raising the <br />house to allow for a basement with 8 -foot ceilings. This would allow <br />them to add some bedrooms in the lower level of the house. <br />Montour pointed out that the purpose of zoning districts is to keep like <br />uses together. Montour reported that he would like to see the applicants <br />remain in the City; however, felt bringing the square footage of the house <br />to 2,450 square feet was too much. <br />Keis asked if the applicants had looked to purchase another home. <br />Lunzer reported that they like their location due to the fact they have no <br />nearby neighbors. Buroker pointed out that after the close of business <br />during the week and on weekends, the area is very quiet. <br />Keis again pointed out that allowing the improvements to the house <br />increases its value and decreases the likelihood it will be converted to an <br />industrial use. <br />Buroker pointed out that the small addition and raising the house would <br />not increase the value of the house substantially. Buroker pointed out that <br />the addition would be at the back of the house and would not be <br />noticeable. <br />Mr. Barraclough recommended approval of the Conditional Use Permit to <br />allow expansion of a non - conforming single- family house located at 34 E. <br />South Owasso Blvd. limiting the expansion to not more than 500 square <br />feet on the first floor of the house and allowing the house to be raised to <br />provide an 8 -foot clearance to the basement ceiling. <br />Motion seconded by Carson. <br />Motion carried 5 — 0. <br />Page 23 <br />
