NC <br />MEMORANDUM <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: October 6, 1997 <br />RE: Little Canada - Preliminary and Final Plat - Waterworks Parcels <br />FILE NO: 758.09 - 97.23 <br />The St. Paul Water Department is seeking approval of a preliminary and final plat on its <br />and north of the railroad, east of Rice Street and west of Spruce Street. The and has <br />been a combination of small platted lots and vacated street rights of way. The Water <br />Department is now looking to sell the developable parts of the land, and convey the <br />unbuildable parcel to Ramsey County. <br />The and consists of two buildable parcels designated as the "Rice Street Parcel" and the <br />"Spruce Street Parcel ". The middle portion of the property is primarily ponding area. This <br />plat is primarily administrative in nature. It requires the platting process due to the <br />complicated legal description and the large number of underlying, previously platted lots. <br />Both parcels are well in excess of zoning minimums under any district designation. The <br />Rice Street parcel is approximately 3.1 acres, the Spruce Street parcel is approximately <br />10.9 acres, and the undevelopable parcel is approximately 6.2 acres in size.
