NXC <br />MEMORANDUM <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: November 10, 1997 <br />RE: Little Canada - Sprosty Lot Line Adjustment <br />FILE NO: 758.09 - 97.26 <br />Mr. Lonnie Sprosty has applied to permit the subdivision of a 36 foot wide strip of land from <br />637 Keller Parkway, and the concurrent addition of that strip of land to 633 Keller Parkway. <br />The southern most parcel (633) is currently developed with a single family home. The <br />northernmost parcel (637) is vacant, and is encumbered by a large area of wetland. The <br />applicant's action would relocate the existing lot line 36 feet to the south, increasing the <br />buildable area on the north parcel. <br />The lot line relocation would retain 104 feet of frontage for the south parcel, and a side <br />setback to the new lot line of 45 feet, both dimensions which are substantially in excess <br />of the Zoning Ordinance minimums. The new home site is proposed to be 74 feet back <br />from Keller Parkway, 11 feet from the new lot line. Again, both dimensions meet the <br />requirements of the Zoning Ordinance. <br />The proposed lot line relocation meets all requirements of the Zoning Ordinance for R -1, <br />Single Family lots.
