13. Park Dedication Fees. The Developer agrees to pay park <br />dedication fees pursuant to City ordinance which will be payable at the <br />time of building permit application. <br />14. Additional Requirements. <br />a. The Developer shall comply with the Little Canada <br />landscaping ordinance. <br />b. Through this Development Agreement, Developer agrees to <br />assume responsibility for performance of the Agreement between <br />Owner /Applicant and City of Little Canada as to Costs, dated January 3, <br />1995 and executed by Robert J. Smeen and Donald Newpower, attached and <br />incorporated herein as Exhibit "B ". <br />c. All plat monuments originally set which are removed or <br />disturbed during development shall be replaced after the completion of <br />construction activities or no later than November 1, 1996 or within 30 days <br />after completion of bituminous surfaces and landscaping; whichever is <br />earlier. <br />d. Entrance signage for the development shall be in accordance <br />with City ordinance requirements. Verification of same shall be made by <br />the City's Planner. <br />e. Developer shall prepare covenants and restrictions to govern <br />all of the Heritage Office Park 2nd Addition plat. Specific provisions to <br />be addressed in these documents include adequate maintenance of association <br />improvements, guarantees of access for emergency vehicles, and permission <br />for the City to enter the property to accommodate the turn - around of the <br />City's vehicles and equipment. Said covenants and restrictions are to be <br />approved by the City. <br />f. Developer, or its agents or assigns, shall promptly clear <br />from public streets and property any soil, earth or debris resulting from <br />construction work done by the Developer or its agents or assigns <br />-5- <br />Page 18 <br />
