Hanson <br />RE: Engagement of Architect for City Hall Addition Feasibility <br />Report <br />Two proposals were sought and received for architectural services <br />relative to the preparation of a feasibility study for an <br />addition onto City Hall to house the Little Canada Historical <br />Society. The two firms considered and their respective proposal <br />fees are as follows: <br />* Paul Finsness Architects - $3,650 plus reimbursable <br />expenses at 105% of actual amount. <br />* <br />Boatman, Kroos, Pfister, Rudin & Associates, Inc. - <br />Hourly rates to a maximum of $5,600 plus reimbursable <br />expenses. <br />My recommendation is to retain BKPR based on their proposal even <br />though there appears to be approximately a $2,000 difference in <br />cost. My rationale for this decision is as follows: <br />* While the scale of this project is not very large, <br />there can be a high degree of difficulty given issues <br />related to setback conformance, adding onto existing <br />building configuration, matching existing roof lines, <br />and the impact on the parking area. I feel that BKPR <br />is the architect best suited to address these issues <br />given their familiarity with our building resulting <br />from their design of our current configuration. (See <br />sketch attached showing setback issues for addition to <br />the north.) <br />* The potential exists for BKPR's fee to be less than the <br />maximum of $5,600 if we are able to narrow their <br />involvement through efficient communication of needs <br />and decisions as to project scope. <br />Future savings may be achieved by the retention of BKPR <br />Page 9 <br />
