STRANSKY LAND SURVEYORS <br />MEMORANDUM <br />DATE: February 13, 1996 <br />TO: Ms. Kathy Glanzer <br />City of Little Canada <br />515 East Little Canada Road <br />Little Canada, Minnesota 55117 <br />FROM: Robert Stransky, LS <br />SUBJECT:Vacation of 20 foot utility and drainage easement <br />Replat of HERITAGE OFFICE PARK <br />Via this memo and on behalf of Heritage Development of <br />Minnesota, Inc. and Real Estate Masters, Ltd., I am hereby <br />requesting the vacation of the utility and drainage <br />easement described as follows: <br />That part of the 20 foot utility and drainage easement <br />shown as lying between Lot 1 and Lot 3, Block 1; HERITAGE <br />OFFICE PARK and lying northerly of the northerly line of <br />the NSP easement as depicted in Document Numbers 1688391 <br />and 1963770 and lying southeasterly of the northwesterly <br />6.00 of said Lots 1 and 3. <br />The purpose of this request is to allow the owners of Lots <br />1 and 3 to replat their respective parcels into a <br />contiguous business condominium necessitating the <br />relocation of the currently common lot line. <br />The resulting replat shall create a common area which <br />shall accommodate the drainage areas as well as the <br />various utility placements. <br />Please contact me if you have any questions or need any <br />additional copies of this information. <br />2345 Rice Street • Suite 201 • Roseville, MN 55113 • (612) 482 -0386 <br />Page 7 <br />
