• Consider the most appropriate land use and zoning in the area along Rice Street, <br />between County Road B2 and County Road C. The proposed Rice Street Land <br />Use Plan calls for Medium/High Density Residential from County Road 62 to <br />Demont Avenue, and Neighborhood Commercial and Open Space from Demont to <br />County Road C. The current zoning of the entire area is B -3, General Business. <br />Rezone the land north of Country Drive, south of 694 from B -3, General Business <br />to B -2, Auto - Oriented per the proposed Rice Street Land Use Plan. <br />Consider zoning issues in the "triangle" shaped area located south of the railroad <br />tracks and north of South Owasso Blvd., its current zoning designation is B-3, <br />General Business <br />Rezone the properties surrounding the Market Place Shopping Center per the Rice <br />Street Land Use Plan (done). <br />Consider appropriate zoning for areas north and south of Little Canada Road that <br />are designated for Medium/High Density Residential on the proposed Rice Street <br />Land Use Plan. On the north side of Little Canada the area is currently zoned B-3, <br />and on the south side the zoning is R -1, Single Family Residential. The long term <br />plan is to provide senior housing in this area (done). <br />• Rezone the area along Rice Street south of lona Lane to County Road 82 <br />according to the designated Land Use Plan, which calls for Neighborhood <br />Commercial land uses. <br />• Rezone the area surrounding Minnesota Drive according to the proposed Land Use <br />Plan which calls for Auto - Related, Regional Commercial and Medium/High Density <br />Residential. <br />Northwest Quadrant <br />• Consider a rezoning of each side of Jackson Street, north of Little Canada Road. <br />The proposed Land Use Plan for the Northwest Quadrant calls for Commercial, <br />Medium/High Density Residential and Low Density Residential. <br />• Rezone the entire 'triangular" shaped area west of the Little Canada Road and <br />County Road C intersection, from B -3, General Business to B -1, Neighborhood <br />Commercial per the proposed Land Use Plan for the Northwest Quadrant. <br />Redevelopment of this area shall adhere to the street scape "theme" along Little <br />Canada Road (See B-1 recommendations in °Other Strategies" below). <br />2 <br />Page 2 <br />
