Northwest Associated Consultants, Inc. <br />C O M M U N I T Y P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Dan Sjordal /Stephen Grittman <br />DATE: 14 March 1996 <br />RE: Little Canada - Marketplace Sign Architectural Review <br />FILE NO: 758.09 - 96.03 <br />BACKGROUND <br />The owners of the Marketplace Shopping Center have requested approval for the <br />construction of a new freestanding sign to replace the existing sign at the entrance to the <br />center along Rice Street. The proposed sign is 400 square feet in area, a size which was <br />granted last year via a variance from the 200 square foot maximum. This request is being <br />brought to the Planning Commission in its capacity as the Architectural Review Board, <br />since most all exterior property improvements, including signs, are now subject to the Rice <br />Street/Little Canada Road Architectural Guidelines. <br />Attached for reference: <br />Exhibit A - Sign Detail <br />Exhibit B - Little Canada Architectural Guidelines - Sign Elements <br />ISSUES ANALYSIS <br />A review of the Marketplace Center proposed sign indicates that the sign does not follow <br />the Architectural Guidelines that were adopted by the City.
