Given the fact that other <br />redevelopment opportunities have not materialized as of yet, this <br />course of action may be appropriate. In reviewing a sample <br />Request for Proposals, here are the types of issues we would need <br />to be prepared to address: <br />* Development objectives. <br />* Site control. <br />* Acquisition costs /developer responsibility. <br />* Cost of demolition. <br />* Site topography. <br />* Traffic volume. <br />* Comprehensive Plan /zoning designations. <br />* Description of adjacent land uses. <br />* Environmental status (Phases I and II). <br />* Utilities. <br />* Public Improvements /Streetscape. <br />* Governmental approval process. <br />* Incentives (ability to provide incentives relative to <br />project proposed). <br />Page 104 <br />
