515 Little Canada Road, Little Canada, MN 55117 -1600
(612) 484 -2177 / FAX: (612) 484 -4538
MEMORANDUM
MAYOR
Michael I. Fahey
COUNCIL
Beverly Scalze
Jim LaValle
Steve Morelan
Bob Pedersen
ADMINISTRATOR
Joel R. Hanson
TO: Mayor Fahey & Members of the City Council
FROM: Joel Hanson, City Administrator
DATE: January 19, 1996
RE: Market Place Shopping Center Enhancement Approvals
As you know, $200,000 of the Market Place financing package was
for enhancement work to the shopping center that would make it
more consistent with our redevelopment objectives. The attached
drawing indicates the changes proposed by the developers. (A
color rendering will be available for Wednesday's meeting.)
Also, enclosed is Exhibit "C" to the Acquisition and Construction
Loan Agreement. This document provides a listing of the
enhancement work contemplated and estimated cost.
Our loan agreement requires City approval for work to be
undertaken. The developers have indicated they would like to
have the work bid and commence construction in the near future in
order that they may coordinate it with other activities.
Therefore, we need to formalize our approval of their proposed
work program.
While the proposal is not an exact match with our architectural
guidelines, it more than meets the parameters which were
discussed at previous workshops. Therefore, I am recommending
approval of the enhancement work as submitted by the developers
subject to receipt of construction documents meeting with the
approval of our Building Official.
JRH:kpv
Enclosures
cc: Greg Schmit, Building Official
Bob Grootwassink
Page 44
