Hanson <br />RE: Roland L'Allier Lot Split <br />Provisions for utility connections have not been submitted as part of the <br />above - referenced application. However, I have reviewed our utilities in <br />the area and find that there is sanitary sewer that runs in front of the <br />lot along Viking Drive with wye connections stubbed out to approximately <br />the property line. (See attached Sheet #1.) <br />The water main which was installed in 1991 extends approximately ten feet <br />east of the west property line of Mr. L'Allier's proposed lot. (See <br />attached Sheet #2.) We have four options in handling this: <br />1. We can require Mr. L'Allier to extend the water main in front of <br />his property. Enclosed you will find the Engineer's cost <br />estimate. (See attached sheet #3 and #4.) <br />2. We could install the water main in conjunction with a larger <br />project and assess him at that time. <br />3. We could allow him to hook up at the end of the existing water <br />main with the provision that he sign a waiver stating that he <br />would not contest the assessment in the event that we extend the <br />water main in the future. <br />4. We could allow the lot split with no provisions. <br />I have spoken with Mr. L'Allier and he has stated that he is splitting the <br />lot for tax purposes. I explained that this lot would then be taxed as <br />undeveloped land, and would, in all likelihood, increase his taxes.. He has <br />also stated that he does not plan to build on the lot for 10 to 15 years, <br />and when he does, he plans on using the existing well that is there. <br />My recommendation is that we allow him to hook up to the existing water <br />main with the provision that he sign a waiver stating that he would not <br />contest the assessment in the event that we extend the water main in the <br />future. <br />SRT:kpv <br />Enclosures <br />Page 9 <br />
