These implementation suggestions <br />are not listed in any order of importance, rather, each one is categorized by the area of the <br />City in which the Issue described is located (ongoing). <br />Booauco many of tho propocod Implomontotion auggectiono include changes to the Land <br />Use Plan existing land uses, it should be mentioned that part of the amended Metropolitan <br />Land Planning Act of 1995 specifies that Comprehensive Plans supersede zoning <br />ordinances, and If the two differ, the ordinance must be brought into conformance with the <br />Comprehensive Plan. Therefore, based on the proposed changes to the Land Use Plan, <br />there are several zoning discrepancies that result, these discrepancies are included within <br />the following list: <br />Rice Street Corridor <br />• The "Rice Street/Little Canada Road Redevelopment Project ". Promote the Rice <br />Street and Little Caned Road intersection as the "downtown" commercial center of <br />Little Canada. The City shall consider mixed use, and flexible zoning. Further, the <br />City should establish a comprehensive set of development/redevelopment <br />guidelines (currently being considered). <br />Consider the appropriate uses of land and related zoning of the area north of the <br />Burlington Northern Railroad, south of 694.
