October 1, 1996 <br />To Whom It May Concern: <br />The shed involved in this request has already been approved by building <br />permit 13141, dated 6 -4 -96. The shed is currently 90% complete. Work <br />was halted when Mary from Little Canada City Hall contacted me to advise <br />me of an error on their part in issuing the building permit. The shed is <br />located not greater than 30 feet from the lot line, however, it is more than <br />30 feet from the street. <br />At the August Planning Commission meeting I proposed that a variance of the <br />City's R -1 District side yard setback requirement be granted, thus allowing <br />the shed to remain at its existing location. The variance was approved <br />by the Planning Commission on a vote of 5 -0. <br />At the August Little Canada City Council meeting, the variance was denied. <br />I was not allowed to present my case in its entirety; therefore, I am <br />requesting an appeal of my case. <br />As I stated in my previous application, my shed will be located on the <br />west side of my house at 470 Costa Lane. The shed is 128 square feet <br />detached accessory building. The shed will be painted tan to match the <br />exterior of the existing house. I feel that this design can only add to <br />value of the property and not detract from my property or any surrounding <br />properties. <br />My only alternative location for the shed is in the middle of my backyard. <br />This location was recommended by the City Inspector. However, surrounding <br />neighbors have voiced their objections to the shed being located in the <br />backyard and within their view. Therefore, keeping the shed on the west <br />side of the garage will alleviate this problem. <br />In summary, I am requesting that the Planning Commission once again vote in <br />favor of granting me the variance from the City's R -1 District side yard <br />setback requirements. Its present location is the most suitable in that <br />is is out of the view of surrounding neighbors. Also, the style and color <br />are coordinated with the existing house which can only add to the value of <br />the property. <br />Thank you for considering my request for the variance from the City's R -1 <br />District side yard setback requirement.
