Survey: The applicant has not submitted a certificate of survey to legally describe the <br />proposed lots. Therefore, as a condition of approval, the applicant must submit a <br />certificate of survey legally describing the proposed lot changes. <br />Easements: The subject 27 foot strip of land is encumbered by an NSP easement. This <br />easement must be maintained as part of the proposed lot split. <br />Setbacks: Within a PUD all perimeter setbacks as required within the base zoning <br />district must be met. As no changes are proposed to the perimeter lot lines of the PUD, <br />all buildings remain in compliance within the applicable l -P perimeter setbacks. <br />RECOMMENDATION <br />The proposed subdivision within the Heritage Office Park is in conformance with the City <br />Code, therefore, our office recommends approval of the subdivision subject to the following <br />conditions: <br />1. The applicant must submit a certificate of survey including legal descriptions of the <br />proposed lots. <br />2.
