Survey: The applicant has not submitted a certificate of survey to legally describe the
proposed lots. Therefore, as a condition of approval, the applicant must submit a
certificate of survey legally describing the proposed lot changes.
Easements: The subject 27 foot strip of land is encumbered by an NSP easement. This
easement must be maintained as part of the proposed lot split.
Setbacks: Within a PUD all perimeter setbacks as required within the base zoning
district must be met. As no changes are proposed to the perimeter lot lines of the PUD,
all buildings remain in compliance within the applicable l -P perimeter setbacks.
RECOMMENDATION
The proposed subdivision within the Heritage Office Park is in conformance with the City
Code, therefore, our office recommends approval of the subdivision subject to the following
conditions:
1. The applicant must submit a certificate of survey including legal descriptions of the
proposed lots.
2. The NSP easement must be maintained as part of the proposed lot split.
pc: Kathy Glanzer
Jerry Borden
Scott Tangen
Greg Schmidt
Heritage Development
2
Page 68
