By agreeing to the terms of this lease, it is mutually agreed that: <br />When leasing from a licensed bingo hall, the <br />lessor must be the legal owner of the property, <br />The owner of the property or the lessor may not <br />manage gambling at the premises; <br />The lessor of the premises, his or her immedi- <br />ate family, and any agents or employees of the <br />lessee may not participate as players in the con- <br />duct of lawful gambling on the leased premises; <br />The lessor and the lessee do not have a direct <br />or indirect financial interest in the distribution <br />or manufacture of gambling equipment <br />The tens of the lease shall be concurrent with <br />the premises permit; <br />The organization must obtain an organization <br />license, gambling manager license and a pre- <br />mises permit from the Gambling Control Board. <br />The organization will be responsible for com- <br />plying with the laws and rules of lawful gam- <br />bling; <br />The organization must have, at the gambling pre- <br />mises, a current inventory of gambling equipment, <br />a sketch with dimensions of the premises avail- <br />able for review, and a clear physical separation or <br />divider between the lessee's gambling equipment <br />and the lessor's business equipment <br />The lessor of the premises will allow the Board <br />or agents of the Board, the Commissioner of Pub- <br />lic Safety or agents of the commissioner, or the <br />Commissioner of Revenue or agents of the com- <br />missioner, and law enforcement personnel to in- <br />spect the premises at any reasonable time, and <br />permit the organization to conduct lawful gam- <br />bling at the premises according to the terms of <br />this lease. The lessor may not impose any condi- <br />tions on the organization regarding distributors of <br />gambling equipment, services, or thc use of prof- <br />its. The organization will be responsible for com- <br />plying with the laws and rules of lawful gambling; <br />LC202b <br />(09 /05/95) <br />The organization will be responsible for en- <br />suring that the lessor's business activities are <br />not conducted on the leased premises; <br />The lease shall be terminated for any illegal <br />gambling violations occurring on the pre- <br />mises; <br />The lessor of the premises shall provide the <br />lessee access to the permitted premises dur- <br />ing any time reasonable and necessary to con- <br />duct lawful gambling on the premises and as <br />agreed upon in this lease; and <br />The lessor shall not modify, terminate or <br />refuse to renew this lease in whole or in part <br />because the organization reported to a state <br />or local law enforcement authority or the <br />Board the occurrence at the site of illegal <br />gambling activity in which the organization <br />did not participate. <br />List any other conditions or restrictions that will be included as part of the lease. Attach additional sheets if necessary. <br />Be sure both parties date and initial any attachments to this lease agreement. <br />See attached lease addendum which is incorporated into and made part of this <br />lease agreement. <br />This lease is the total and only agreement between the lessor and the organization conducting bingo.
