By agreeing to the terms of this lease, it is mutually agreed that: When leasing from a licensed bingo hall, the lessor must be the legal owner of the property, The owner of the property or the lessor may not manage gambling at the premises; The lessor of the premises, his or her immedi- ate family, and any agents or employees of the lessee may not participate as players in the con- duct of lawful gambling on the leased premises; The lessor and the lessee do not have a direct or indirect financial interest in the distribution or manufacture of gambling equipment The tens of the lease shall be concurrent with the premises permit; The organization must obtain an organization license, gambling manager license and a pre- mises permit from the Gambling Control Board. The organization will be responsible for com- plying with the laws and rules of lawful gam- bling; The organization must have, at the gambling pre- mises, a current inventory of gambling equipment, a sketch with dimensions of the premises avail- able for review, and a clear physical separation or divider between the lessee's gambling equipment and the lessor's business equipment The lessor of the premises will allow the Board or agents of the Board, the Commissioner of Pub- lic Safety or agents of the commissioner, or the Commissioner of Revenue or agents of the com- missioner, and law enforcement personnel to in- spect the premises at any reasonable time, and permit the organization to conduct lawful gam- bling at the premises according to the terms of this lease. The lessor may not impose any condi- tions on the organization regarding distributors of gambling equipment, services, or thc use of prof- its. The organization will be responsible for com- plying with the laws and rules of lawful gambling; LC202b (09 /05/95) The organization will be responsible for en- suring that the lessor's business activities are not conducted on the leased premises; The lease shall be terminated for any illegal gambling violations occurring on the pre- mises; The lessor of the premises shall provide the lessee access to the permitted premises dur- ing any time reasonable and necessary to con- duct lawful gambling on the premises and as agreed upon in this lease; and The lessor shall not modify, terminate or refuse to renew this lease in whole or in part because the organization reported to a state or local law enforcement authority or the Board the occurrence at the site of illegal gambling activity in which the organization did not participate. List any other conditions or restrictions that will be included as part of the lease. Attach additional sheets if necessary. Be sure both parties date and initial any attachments to this lease agreement. See attached lease addendum which is incorporated into and made part of this lease agreement. This lease is the total and only agreement between the lessor and the organization conducting bingo. There is no other agreement and no other consideration required between the parties as to the bingo and other matters related to this lease. Any changes in this lease must be submitted to the Gambling Control Board within 10 days of the change.
