MEMO <br />To Joel Hanson <br />From: Greg Schmlt <br />Date: 1/5/96 <br />Subject: Old Fire Station <br />In my opinion there are three options for the building. <br />Option 1. <br />,po nothing - keeping in mind that repairs to the roof In particular, may be necessary <br />Simply to prevent further damage to the structure and its electrical system. This option <br />may also have liability implications with regard to ADA and Ramsey County Health <br />Dept. requirements for food service. This option is also not to be construed as approval <br />of the building for assembly purposes unless the Ilfe safety provisions outlined In <br />option three are Implemented. <br />Option 2. <br />Proceed with the renovations as outlined In the memo of November 16.1995 from Paul <br />Finsness, With the addition of internal accessible routes and some minor adjustments <br />to sanitation facilities, the building could be brought into compliance for the desired <br />uses. <br />Option 3. <br />Maintain the upper level as parking/storage/011m and provide accessible sanl =tion <br />facility and basic. life safety upgrades to allow use of lower level fpritssembly ourooses <br />(note that occupant load would be limited to approximately 130peopJe), Under this <br />scenario the kitchen area should be abandoned and an accessible bathroom <br />constructed In its place. The other Items which would have to be addressed are: <br />• Provide "rated" doors and wall separating garage from office on upper level. <br />• Add exhaust fan In upper level toilet room. <br />Provide "rated" door and enclosure at foot of stairs and area under stair. <br />• Provide proper waste and vent for upper level toilet room. <br />• Provide required clearance for vent pipe on horizontal furnace. <br />• Separate water heater and furnace In existing kitchen from assembly area and <br />provide proper return air connection. <br />• Provide emergency and exit lighting. <br />• Provide accessible exit doors (2) with panic hardware at lower level, <br />" Provide accessible parking and signage. <br />Page 100 <br />
