These lots are currently <br />vacant. The Andersons would like to split the lots to create two new building sites, each <br />with 77.5 feet of frontage on Park Street, and 135 feet of depth, a total of just over 10,460 <br />square feet.. <br />The subdivision would meet all dimensional requirements of the R -1 District, including the <br />lot width minimum of 75 feet and the minimum lot area of 10,000 square feet, and would <br />not affect any of the surrounding properties. <br />As a result, we recommend approval of the Anderson subdivision, subject to the City <br />Engineer's recommendation on easement and utility locations, and other staff comments. <br />The applicant will have to obtain a certified survey for property description and recording <br />purposes.
