MINUTES <br />PLANNING COMMISSION <br />JULY 11, 1996 <br />TO MOVE A he can move a house onto a single - family lot at the end <br />HOUSE - of Australian Avenue. Tilleskjor reported that the <br />AUSTRALIAN house is located in Richfield. It is a split- entry, <br />AVENUE - approximately 8 years old, and has a total of 1,400 <br />TILLESKJOR square feet. <br />DeLonais pointed out the recommendation of the City <br />Planner that the house be moved back in order to meet <br />the City's 30 -foot front yard setback requirement. <br />Tilleskjor replied that there was no problem moving the <br />house back. <br />The City Planner pointed out the letter submitted by <br />Tilleskjor's realtor which indicates the estimated real <br />estate value upon completion will be $102,900 to <br />$106,900. The Planner asked if the Commission was <br />comfortable with this evaluation, or if there should be <br />more information provided on comparable values in the <br />neighborhood. <br />Tilleskjor indicated this house is in the same price <br />range as the existing homes in the neighborhood. <br />Keis indicated that he would feel more comfortable with <br />an independent evaluation. <br />The Planner suggested that approval could be contingent <br />that staff work with the applicant and realtor to <br />verify property values in the neighborhood. <br />Tilleskjor reported that the people selling this house <br />were paid $98,000 for it. Estimated cost to move it is <br />$10,000. The Australian Avenue lot is being purchased <br />for $27,000. Tilleskjor reported that he is buying the <br />home and moving it as an investment. He does not plan <br />to move into the house, but will be putting it on the <br />market. <br />Keis pointed out that 1,400 square feet total means <br />the upstairs level is approximately 750 to 700 square <br />feet. Keis noted that this is not a very big house. <br />Tilleskjor reported that when the house is finished, it <br />will have three bedrooms and two baths.
