Parking Lot CUP
FILE NO: 758.09 - 96.13
MBC Enterprise Company has applied for a Conditional Use Permit to allow the expansion
of joint parking facilities on their property at 2777 Country Drive. The parking lot and
driveway subject to this permit serve commercial buildings at 203, 219, and 223 Little
Canada Road.
The area in question includes a driveway off of Country Drive along the Water Works
Right of Way at the north portion of the parcel. The proposal would add 24 paved parking
spaces along the north side of the existing driveway. There appears to be more than
adequate room for drive aisle width, and the parking space dimensions comply with
Ordinance requirements. The proposal does not specifically indicate the installation of
concrete curbing at the perimeter of the parking lot. Such curbing is a requirement of the
Little Canada zoning regulations governing parking and drive aisle improvements.
We recommend approval of the joint parking facilities Conditional Use Permit for MBC
Enterprise, contingent upon the installation of concrete curbing per Ordinance
requirements, and review and approval of the City Engineer with regard to grading and
drainage, particularly as it relates to the Water Works property to the north.
pc: Kathy Glanzer
Greg Schmidt
Jerry Bourdon
Scott Tangen
Curt Sloan
5775 Wayzata Blvd. • Suite 555 • St. Lou • (612) 595- 9636•Fax. 595 -9837
Page 4
