MINUTES <br />PLANNING COMMISSION <br />MARCH 14, 2013 <br />Young asked about a free - standing sign. The City Planner indicated that <br />any free- standing signs that the tenants may want should also be included <br />in the master sign plan and would be included as part of the 15% <br />calculation. <br />Fischer noted that it appears the tenant and property owner are struggling <br />with what the master sign plan should look like. Fischer asked if there <br />were examples that staff could provide. The Planner agreed that a sample <br />could be provided. <br />DeBace indicated that the current tenant has a 15 year lease, and he did <br />not anticipate the need for additional signage other than what is currently <br />on the building and what Young is proposing. The Planner indicated that, <br />if the owner so desires, that is all that has to be included on the master sign <br />plan. <br />Fischer recommended approval of the Conditional Use Permit for a <br />Comprehensive Sign Plan for 401 -407 South Owasso Blvd. subject to <br />compliance with the recommendations of the City Planner as outlined in <br />his report dated March 8, 2013, and subject to submission of a complete <br />master sign plan by March 21, 2013 to City staff for presentation to the <br />City Council at their March 27, 2013 Regular Meeting. <br />Motion seconded by Schwalbach. <br />Motion carried 6 — 0. <br />CUP & The City Planner reported that Chris and Katya Jaede have applied for a <br />VARIANCE — Conditional Use Permit to allow total garage space over 1,000 square feet <br />790 LAHORE and a Variance to allow total garage space of 1,508 square feet for <br />ROAD — property located at 790 LaBore Road. The City Planner noted that a <br />JAEDE property is allowed to have up to 1,000 square feet of garage space as a <br />permitted accessory use. A Conditional Use Permit is required for <br />between 1,000 and 1,500 square feet. The purpose of the Conditional Use <br />Permit is to ensure that the parcel size is adequate for the amount of <br />garage space as well as that the garage space is not out of character with <br />the neighborhood. The Planner noted the size of the property and <br />indicated that garage space up to 1,500 square feet would meet ordinance <br />standards relative to this property. He noted that existing garage is 590 <br />square feet and the proposed new garage would be 918 square feet, <br />bringing total garage space to 1,508 square feet. <br />With regard to the Variance request, the Planner noted the Variance <br />standards that must be met. These include that the proposal uses the <br />property in a reasonable manner and is consistent with the intent of the <br />- 5 - <br />
