Northwest Associated Consultants, Inc.
C O M M U N I T Y P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H
MEMORANDUM
TO: Little Canada Planning Commission
FROM: Stephen Grittman
DATE: June 7, 1996
RE: Little Canada - Fourre Subdivision
FILE NO: 758.09 - 96.12
Mark Fourre owns a residence at 2602 Park Street. This residence currently sits on four
of six 25 foot wide lots owned by Fourre which are combined for tax purposes. Mr. Fourre
would like to split one of the four from the lot on which the home sits and combine it with
the remaining two to create a new building site. The resulting subdivision would consist
of two 75 foot by 135 foot parcels, one of which contains Fourre's existing home.
Mr. Fourre's home would meet all setback requirements, including the interior side yard
setback from the new property line. The subdivision would meet all other dimensional
requirements of the R -1 District, and would not affect any of the surrounding properties.
As a result, we recommend approval of the Fourre subdivision, subject to the City
Engineer's recommendation on easement and utility locations, and other staff comments.
The applicant will have to obtain a certified survey for property description and recording
purposes. Verfication of all setbacks by the survey should also be a condition of
subdivision approval.
pc: Kathy Glanzer
Greg Schmidt
Jerry Bourdon
Scott Tangen
5775 Wayzata Blvd. • Suite 555 St. 16 • (612) 595-9636-Fax. 595 -9837
Page 24
