This residence currently sits on four <br />of six 25 foot wide lots owned by Fourre which are combined for tax purposes. Mr. Fourre <br />would like to split one of the four from the lot on which the home sits and combine it with <br />the remaining two to create a new building site. The resulting subdivision would consist <br />of two 75 foot by 135 foot parcels, one of which contains Fourre's existing home. <br />Mr. Fourre's home would meet all setback requirements, including the interior side yard <br />setback from the new property line. The subdivision would meet all other dimensional <br />requirements of the R -1 District, and would not affect any of the surrounding properties. <br />As a result, we recommend approval of the Fourre subdivision, subject to the City <br />Engineer's recommendation on easement and utility locations, and other staff comments. <br />The applicant will have to obtain a certified survey for property description and recording <br />purposes.
