The amendment would exclude specific land uses which would <br />otherwise be allowed in a PUD District The City currently has zoned four areas to the <br />PUD District Two areas are the St. Jude Medical properties, one is the Rice/Little Canada <br />District, and the fourth is the area which includes the Frattalone recycling property between <br />Ryan Industrial Park and Country Drive. <br />The following excepted uses are proposed: <br />1. Motor Fuel Stations <br />Z Automobile Repair - Major <br />3. Automobile Repair - Minor <br />4. Motor Vehicle Sales Lots <br />5. Car Washes <br />6. Motor Vehicle Tire and Battery Service <br />The 1981 Plan and the Development Guide do speak to the intention that uses in the <br />Rice/Little Canada Road area will be commercial or multiple housing in nature. Therefore, <br />requests for industrial uses or single family housing should not be of concern. Other uses <br />(especially B-2 District permitted and conditional uses) should be examined as to whether <br />or not they should be included with the list of non - permitted uses in the PUD District. <br />The Planning Commission will be able to consider this amendment at its regular meeting <br />on June 13. A public hearing should be called for the Council's regular meeting of June <br />26, 1996. <br />Page 85 <br />
