sanitary sewer main extension, any necessary approvals from Metropolitan <br />Council- Wastewater Services Division for connections to sanitary sewer <br />lines, any permit required from the Ramsey- Washington Watershed District <br />for grading and storm water discharge, and any permits or approvals <br />necessary to comply with wetland regulations. The Developer shall <br />reimburse the City for any costs or expenses incurred by the City due to <br />the need for any permits or consents, and shall be responsible for <br />compliance with any other requirements imposed by the agencies in question. <br />4. Development Exhibits. The Developer shall develop the proposed <br />plat in accordance with Exhibit "A ", attached hereto, and on file in the <br />offices of the City; and in accordance with City Council Resolutions <br />No. 96 -5 -118 and 96 -8 -196 adopted on May 22, 1996 and August 28, 1996 <br />respectively. <br />5. Required Improvements. The Developer shall install, at its own <br />expense, the extension of public and private improvements consisting of <br />water main, sanitary sewer main, storm sewer with retention pond, curb and <br />gutter, the first lift of the bituminous roadway, signage, and lighting, <br />all of which will be completed no later than November 15, 1996. The second <br />lift of asphalt for the bituminous roadway is to be completed by Developer <br />no later than August 1, 1997. Original plans and subsequent changes for <br />said improvements shall be prepared by Ken Gust, Registered Engineer, and <br />approved by the City Engineer in accordance with City specifications and <br />standards. It is further understood that the City must approve the <br />contractor who will undertake the installation of the improvements. A copy <br />of Developer's contract with the approved contractor shall be provided to <br />the City. <br />6. Preconstruction Meeting. Prior to the commencement of any work, <br />Developer or its engineer shall schedule a preconstruction meeting to be <br />held at the Little Canada City Hall at a mutually agreeable time.
