Northwest Associated Consultants, Inc. <br />C O M M U N I T Y P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Cary Teague /Steve Grittman <br />DATE: 9 September 1996 <br />RE: Little Canada - Arcand House Moving - Conditional Use Permit <br />FILE NO: 758.09 - 96.25 <br />Background <br />Mr. Bret Arcand has applied for a Conditional Use Permit (CUP) to move an existing home <br />onto an existing lot of record. The subject property is located at 95 Bluwood Avenue, <br />within the R -1, Single Family Residential zoning district. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Site Plan <br />Exhibit C - Property Values <br />Analysis <br />All applicants for a Conditional Use Permit must satisfy the requirements of the CUP <br />procedures, which includes a review of the structure proposed for the site. The proposed <br />structure to be moved is a 80 x 26 foot home with a three stall attached garage. The <br />attached site plan shows the following proposed setbacks, which meet all minimum <br />setback standards: <br />Front (Bluewood Ave.) <br />Side (north) <br />Side (south) <br />Rear (Railroad) <br />Required Setback Proposed <br />30 feet 32 feet <br />10 feet 30+ feet <br />10 feet 15 feet <br />30 feet 30 feet <br />In addition to the above, a criterion which must be met by the applicant, is that the <br />applicant must show that the proposal will not result in a depreciation of property values <br />in the area. This requirement relates to the size, character, and architectural appearance <br />of the proposed structure.
