MINUTES <br />PLANNING COMMISSION <br />SEPTEMBER 12, 196 <br />the City Planner and would comply with them. <br />Keis recommended approval of the Conditional Use Permit <br />to allow a single - family house to be moved onto <br />approximately 2725 Lakeshore Avenue, subject to <br />compliance with the recommendations of the City Planner <br />as contained in his report dated September 9, 1996. <br />Motion seconded by Knudsen. <br />Motion carried 6 - 0. <br />VARIANCE- The Selland Family appeared before the Commission <br />SELLAND requesting approval of a variance for rear yard setback <br />PROPERTY for an addition they are planning to their existing <br />building located at 193 Ryan Drive. <br />Steve Trudeau, Kraus - Anderson, reported that in his <br />opinion there was a hardship present to justify the <br />variance. <br />DeLonais pointed out that the NSP lease agreement which <br />was submitted does not apply to this property, and <br />asked for a copy of the correct agreement. <br />The Bellands indicated they would submit this <br />information. <br />Trudeau felt a hardship existed due to the pie -shape of <br />the property. In order to expand the building, a <br />variance would be necessary. Trudeau pointed out there <br />is railroad property abutting the rear of this <br />property. <br />Knudsen asked about the existing addition on the side <br />of the building. <br />Trudeau reported that this addition would come down if <br />the variance is approved and the building can be <br />expanded. Trudeau reported that they would like to <br />expand within five feet of the rear property line. <br />Trudeau described the site plan, and reported that a <br />fence would be constructed as needed so vehicles are <br />not visible from outside the fence. <br />The Planner pointed out that a variance approval would <br />also require an upgrade of the property to meet Code. <br />8 <br />Page 74 <br />
