Granting the variance requested will not confer on the applicant any special <br />privilege that is denied by this Ordinance to other lands, structures, or <br />buildings in the same district. <br />The granting of a variance on this site will not confer the applicant any special <br />privilege to the applicant. The size and shape of this site is unique to the 1 -1 zoning <br />district. The adjacent property to the east is similar in size and shape, however, it <br />is zoned PUD, Planned Unit Development. <br />5. A genuine hardship exists in complying with the literal terms of this <br />Ordinance. <br />The hardship in this instances is the narrow triangular shape of the lot, which <br />makes development of the majority of the site impossible without the need for a <br />variance. <br />Site Conditions: This site contains numerous piles of auto parts, debris and cars parked <br />all over the site. Therefore, as a condition of any approval, the applicant must clean up <br />the site, and submit a revised site plan to show the specific area in which outdoor storage <br />is to be located. <br />Parking /Surfacing: The site plan does not indicate the location of the existing or proposed <br />surfacing for the parking area and storage area. These items must be shown on a revised <br />site plan to determine the required parking spaces and review the on -site circulation <br />pattern. <br />Landscaping: The site plan does not show any landscaping existing or proposed on the <br />site, <br />NSP Easement: The proposed addition is located within an NSP easement, therefore, any <br />new construction within this easement shall be subject to approval of NSP. <br />3 <br />Page 83 <br />
