MINUTES <br />Planning Commission <br />August 8, 1996 <br />HUOT CUP <br />Knudson recommended approval of the Thorp setback variance <br />on the basis that the City made an error issuing the <br />building permit, removal or demolition of the shed would <br />cause a financial burden on the City, the building does not <br />obstruct vision from Costa Lane or DeSoto Street, the corner <br />lot restricts spacing requirements due to the additional 20 <br />foot setback, and the location of the shed does not impact <br />any neighboring properties including any properties across <br />the street, and subject to the Thorps painting the shed to <br />match the home. <br />Motion seconded by Montour. <br />Motion carried 5 - 0. <br />Theodore Huot of 155 Viking Drive East was present to <br />request approval of a conditional use permit to move an <br />existing garage onto his single family lot. He indicated <br />that he would like to move a garage onto the location on <br />Exhibit "C" of the agenda packet. He has not seen the <br />garage yet. His in -laws are home movers and are looking for <br />a nice 16' x 22' garage for him. However, they have not <br />found one yet. <br />Keis stated that there is an issue with the sideyard <br />setback. Huot indicated that he does not have a problem <br />with the ten foot sideyard setback. However, two trees <br />would have to be removed if the garage were moved more than <br />ten feet in from the lot line. <br />Keis stated that Ellen Lee of 145 Viking Drive East <br />submitted a letter of concern. Keis gave a copy of the <br />letter to Huot and asked him to read it. <br />Keis stated that Lee was concerned with the gas line that <br />runs along the driveway. Keis asked if the gas easement <br />came down Lee's driveway and crossed Huot's driveway. Huot <br />indicated that it did. Grittman stated the gas easement is <br />for the private service line to the homes. Grittman <br />indicated that the gas easement is not a big issue, and <br />nothing to be concerned about. <br />Grittman stated that Lee's primary concern was that she did <br />not want the garage to be larger than expected and she <br />wanted to make sure that there was not any interference with <br />driving in or out of the garage onto her property. <br />Barraclough asked if the Commission could be specific in the <br />size of the garage it approves. Grittman stated that the <br />depth of the garage was not a big deal, but the width should <br />not exceed 16 feet. <br />Keis recommended approval of the Huot conditional use permit <br />-6- <br />Page 46 <br />
