Office of:
JOSEPH G. CHLEBECK, Clerk
515 Little Canada Road
Little Canada, Minn. 55117
484 -2177
CITY OF LITTLE CANADA
RAMSEY COUNTY, MINNESOTA
DATE: May 16, 1985
TO: City Council
FROM: Joseph Chlebeck
RE: Heinel Subdivision
The question has arisen pertaining to lots that are combined by the
County for tax purposes. We have many lots in Little Canada that
are combined by the County. However, the dimensions of these lots
are not changed. The lot lines appear and theoretically they do
exist as individual lots. The same is for Heine' and the same is for
one of Frank Kath's lots. In the past the City Council treated these
as individual lots, and when a person wished to separate these lots,
they went directly to the County with a deed indicating such separa-
tion.
The only resons these lots are combined are:
1. It may take three lots to make one buildable lot.
2. The County does it for tax purposes, since the majority
of the lots may be owned by one person.
MAYOR
Michael Fahey
COUNCIL
Beverly Scalze
6111 Blesener
Rick Collova
Mugs Nardini
Some of these people feel they should not be subject to the subdivision
fee, because technically speaking the lot has never been subdivided.
The only way a lot changes is through a plat or a minor subdivision.
bj
92
