5. Does not take up parking space as required for conformity to this Ordinance. <br />6. The provisions of Section 921,010, C of this Ordinance are considered and satisfactorily met. <br />Open or outdoor service, sale and rental as a principal or accessory use provided that: <br />Outside services, sales and equipment rental connected with the principal use is limited to thirty <br />(30) percent of the gross floor area of the principal use. <br />2. Outside soles areas are fenced or screened from view of neighboring residential uses or an abutting <br />"R" District in compliance with Section 903.020, G of this Ordinance. <br />3. All lighting shall be hooded and so directed that the light source shall not be visible from the <br />public right -of -way or from neighboring residences and shall be in compliance with Section 903.020, I <br />of this Ordinance. <br />4. Sales area is grassed or surfaced to control dust. <br />5. The use does not take up parking space as required for conformity to this Ordinance. <br />6. The provisions of Section 921.010,C of this Ordinance are considered and satisfactorily met. <br />F. Accessory, enclosed retail, rental or service activity other than that allowed as a permitted use or <br />conditional use within this Section, provided that: <br />1„ Such use is allowed as a permitted use in a "B-1", <br />2. Such use does not constitute more than thirty (30) percent of the lot area and not more than fifty <br />(50) percent of the gross floor area of the principal use, <br />3. Adequate off - street parking and off - street loading in compliance with the requirements of <br />Sections 903.050 and 903.060 of this Ordinance is provided. <br />4. All signing and informational or visual communication devices shall be in compliance with <br />Section 903.110 of this Ordinance. <br />5. The provisions of Section 921.010,C of this Ordinance are considered and satisfactorily met. <br />G. Commercial planned unit development as regulated by Section 923 of this Ordinance. <br />911 .050. LOT REQUIREMENTS AND SETBACKS. The following minimum requirements shall be observed in a <br />"B -2" District subject to additional requirements, exceptions and modifications set forth in this Ordinance. <br />A. Lot Area: <br />B. Lot Width: <br />C. Setbacks: <br />15,000 square feet <br />100 feet <br />1. Front Yards: Not less than forty (40) feet. <br />2. Side Yards: <br />a. Abutting residential property or public right -of -way 40 feet <br />b. Abutting non - residential property None <br />3. Rear Yards: Not less than twenty (20) feet. <br />911.060. BUILDING REQUIREMENTS. <br />A, Height. No structure shall exceed three (3) stories or thirty -six (36) feet, whichever is least, except <br />as herein provided. <br />62 <br />
