LEASE AGREEMENT X ORIGINAL GRANTOR /LESSOR SUBLESSEE , GORDIE'S PLACE From 3 -27 -85 To 3 -s7 -86 Owner of Site Sublessee, if any Term of Agreement This agreement made this 27th day of March 19 85, by and between GORDIE'S PLACE party of the first part. Lessor and ST. JOSEPH'S SOC. FOR THE LITTLE SISTERS OF -THE POOR party of thesecond part, lessee WITNESSETH, that the said party of the first part, in consideration of the rents and convenants herein after mentioned does hereby hire and take from said party of the first part the following described premises, situated in the County of Ramsey , State of Minnesota, viz The Bar & Lounge portion of the premises as described on attached site plan located at 201 E. Little Canada Road, Little Canada, MN 55117 that shall be used for BINGO X GAMBLING DEVICES(Tipboards, Pulltabs, Paddlewheels and Raffles) During the hours of 9:00 a.m.x -Rxm. to1:00 a.m. /Rxm• The parties mutually agree to the following covenants: (1) The lessee shall pay $ 500.00 rent plus $ 00 utilities for each OO month on the following days Monday thru Sunday R %W• to 1:00 a.m. /Rxfib , between the following hours9:00 a.m./ (2) The lessee shall carry sufficient liability and property damage insurance to protect lessor from any liability or property damage claim arising out of the use of the premises by lessee. Evidence of this coverage must be filed with lessor (3) The lessee shall comply with all laws concerning the operation of gambling as written or amended by either the State of Minnesota or the Charitable Gambling Con- trol Board. (4) The lease shall run for a period of one year, however, either party may inform the other of its concellation upon forty -five (45) days written notice to the other. Leases renegotiated at times other than license renewal time will be furnished to the Charitable Gamling Control Board ten (10) days prior to effective date of the lease.
