x ORIGINAL GRANTOR /LESSOR <br />LEASE AGREEMENT <br />SUBLESSEE <br />•GORDIE'S PLACE From 3_275 To 3 -27 -8fi <br />Owner of Site Sublessee, if any Term of Agreement <br />This agreement made this 27th day of March 19 85, by and between <br />GORDIE'S PLACE <br />party of the first part. Lessor and <br />ST. JOSEPH'S SOC. FOR THE LITTLE SISTERS OFTHE POOR <br />party of the second part, lessee <br />WITNESSETH, that the said party of the first part, in consideration of the rents and <br />convenants herein after mentioned does hereby hire and take from said party of the <br />first part the following described premises, situated in the <br />County of Ramsey <br />The Bar & Lounge <br />located at <br />, State of Minnesota, viz <br />portion of the premises as described on attached site plan <br />201 E. Little Canada Road, Little Canada, MN 55117 that shall be used for <br />BINGO X GAMBLING DEVICES(Tipboards, Pulltabs, Paddlewheels and Raffles) During <br />the hours of 9:00 a.m.xpxa. to1:00 a.m. /Rx44. <br />The parties mutually agree to the following covenants: <br />(1) The lessee shall pay $ 500.00 rent plus $ QQ utilities for each 00 <br />month <br />on the following days Monday thru Sunday , between the following hours9:00 a.m./ <br />Rx1. to 1:00 a.m. /Rxm. <br />(2) The lessee shall carry sufficient liability and property damage insurance to <br />protect lessor from any liability or property damage claim arising out of the use of <br />the premises by lessee. Evidence of this coverage must be filed with lessor <br />(3) The lessee shall comply with all laws concerning the operation of gambling as <br />written or amended by either the State of Minnesota or the Charitable Gambling Con- <br />trol Board. <br />(4) The lease shall run for a period of one year, however, either party may inform <br />the other of its concellation upon forty -five (45) days written notice to the other. <br />Leases renegotiated at times other than license renewal time will be furnished to the <br />Charitable Gamling Control Board ten (10) days prior to effective date of the lease. <br />(5) Reasonable care shall be exercised by the lessee for care of the furnishings <br />used during lessee's period of rental <br />The grantor /lessor does hereby agree that (he /she), (his /her) spouse, and any employee <br />or agent of the grantor /lessor shall not participate in the selling, distributing, <br />conduct, assisting or playing of lawful gambling at the site herein leased <br />The sublessee does hereby agree that their spouse, and any employee or agent of the <br />sublessee shall not participate in the selling, distributing, conduct, assisting or <br />playing of lawful gambling at the site herein leased <br />Date: this 27thday of March , 19 85 <br />in the county of Ramsey ,Minnesota <br />Lessor /Grantor Less .e <br />/BY .. 17Ti//'V BY shY J ^�/ _,Y <br />Its % ,,i4'.-- C�[y -�L, Its <br />// <br />ST.
