March 19, 1985 <br />City Council <br />City of Little Canada <br />515 Little Canada Rd. <br />Little Canada, MN 55117 <br />Dear Members of the Council: <br />Q��r�ud�0 <br />MAR 20 1985 <br />CITY OF <br />LITTLE CANADA <br />This letter regards the zoning on my home at 515 E. Viking Dr. <br />In 1959 I purchased a piece of land (approximately 7/8 acres) from <br />John and Ida Brausen, Sr. who lived at 495 E. Viking Dr. John had <br />been a carpenter contractor and built many homes in Little Canada. <br />I discussed the idea with John about building a duplex on this <br />land. I was not interested in using it as a duplex at the time, <br />but felt that when I retired I could rent out the lower level for <br />some extra income. John said he would make a call to someone he <br />knew in the Council or wherever, I don't remember. With that I <br />had the plans drawnand submitted them to the Village of Little <br />Canada and Mr. Londin who was building inspector for Maplewood <br />and Little Canada. The plans were approved as submitted and I <br />then applied for a building permit. I started construction that <br />fall (1959) and had it all framed and enclosed the day before <br />Christmas. The following spring (1960) all the rough -in plumbing <br />was in for a complete duplex. It was a sealed and pumped up system <br />which Mr. Londin came out and inspected and approved again for a <br />complete duplex. The lower level has a 6 foot patio door and large <br />windows, so it is not just a regular basement. <br />Several years later my son got married and I rented this lower <br />level to him and his wife for approximately 3 years. Their first <br />child was born while living there. After several years they divorced <br />and he remarried, after which I rented it back to him and his second <br />wife. They then had a set of twins while living here. A few years <br />ago, I 1 ?9s� m wife and have since put my home on the market. I now <br />have a �gaho wants this zoning problem resolved. The fact that <br />this home was designed and built as a duplex, approved by the village <br />of Little Canada and inspected by and O.K.'d by Mr. Londin, I feel <br />that this property is grandfathered in and there should be no problem <br />in getting a variance or a change in the zoning. If this had not <br />been approved as a duplex, I certainly would never have built this <br />type of home. I have room on my driveway and in my garage for parking <br />6 cars, so that proper parking of cars should not be a problem. I <br />have talked to Mr. Chlebeck on two different occasions and he has been <br />unable to find anything in the records to indicate that it is a <br />duplex.
