PLANNING REPORT <br />northwest EssociEted <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 3 April 1985 <br />RE: Bordsen Rezoning <br />FILE NO: 758.09 - 85.12 <br />corsult� <br />nts, Inc. <br />APR At 1985 <br />CITY OF <br />LITTLE CANADA <br />BACKGROUND <br />Mr. Dirk Bordsen has applied for a rezoning of property at 2731 Lakeshore <br />Avenue. The lot is across Lakeshore from the shopping center. The proposal <br />would change the zoning designation from R -1, Single Family Residential to <br />R -2, Single and Two Family District to allow the construction of a duplex <br />structure. The attached Exhibit A shows the location of the site in question. <br />ANALYSIS <br />Land use in the City is controlled by the policies listed in the Comprehensive <br />Plan. The plan directs the type of growth in particular districts of the City <br />and sets the policies by which land use decisions are made and changes in <br />an area's proposed land use are evaluated. The site is in a nearly fully <br />developed single family neighborhood. The Comprehensive Plan states that <br />neighborhoods with an established density character are to be maintained <br />when considering new development. As such, anything other than single family <br />housing should be discouraged in this area. <br />A second reason for maintaining the current zoning is physical layout. The <br />lot is 80 feet wide x 159 feet deep, a total of 12,720 square feet. The <br />minimum area requirement for new two family lots is 15,000 square feet, <br />7,500 square feet per unit.
