Little Canada Rd. <br />Little Canada, Minn. 55117 <br />Dear Council Members: <br />500 West Highway 96 <br />St. Paul, Minnesota 55112 <br />4843301 <br />April 10, 1985 <br />RE: Street Plan- Section 5 <br />Pursuant to your request we have formulated various grid systems for <br />roads in the Section 5 Industrial Area which is under consideration <br />by the Council. <br />In each of these proposals we have taken into consideration the <br />existing property lines. <br />In other words it would be possible for two adjacent property owners <br />to agree to cooperate in development of a given tract. In other cases <br />it would be possible for single individual owners to develop. <br />PLAN A <br />Plan "A "shows such streets which would all connect with Desoto St. each <br />one of which could be developed by one or two owners. This idea would <br />not be acceptable by the people living on Desoto and Centerville. The <br />only reason for showing this plan is to illustrate the probable street <br />layout if this property were to be developed as residential. <br />PLAN B <br />Plan "B" shows a street system as it might be developed under industrial <br />zoning. Again we have adhered to property lines. In this plan there woul <br />be physical separation of the Desoto Street area which would remain <br />residential. This plan would still need access to Centerville Road for <br />the industrial area. <br />PLAN C <br />Plan "C" is the same as plan "B." with the elimination of the north -south <br />street. It occurred to us that all of the property could still be served <br />and 1800' of street could Le eliminated. This plan shows cul -de -sacs <br />that are 1200' long which. are not possible under the present ordinance. <br />66 <br />
