NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Mayor, City Council and <br />Planning Commission <br />FROM: Brad Nielsen <br />DATE: July 1, 1980 <br />RE: Lee, Charles - Proposed Resubdivision of Lot 1, Block 1, Warner <br />and Graves Addition <br />FILE NO: 758.09 - 80.10 <br />BACKGROUND <br />Mr. Charles Lee has requested approval of subdivision of his property located on the <br />south end of Lake Gervais between Diana Lane and Arcade Street (see Exhibit A attached). <br />The property in question contains approximately 87,000 square feet of area which the <br />applicant has requested to divide into three lots (see Exhibit B). <br />The property is one of three lots originally platted as the Warner and Graves Addition <br />shown on Exhibit C. Lots 2 and 3 have since been included as part of the Gervais Shores <br />Addition. At the time Gervais Shores was platted, Diana Lane was designed so as not to <br />touch the property in question, presumably because of topography. <br />ISSUES AND ANALYSIS <br />The proposed subdivision is subject to the provisions of the Little Canada Subdivision <br />Ordinance. This presents a number of issues which should be addressed in evaluating the <br />request. <br />1. Formal Platting. Normally we would recommend that property being subdivided be <br />platted according to the provisions of the Subdivision Ordinance. However, the <br />City's position not requiring formal platting for small property divisions is recognized. <br />Rather than recommend a variance to the procedural requirements of the Ordinance, <br />it is suggested that the City consider allowing the property in question to be split <br />into two lots rather than three. The division could then be allowed as an exception <br />to procedural requirements (i.e., platting) under Section 1001 .060 of the Subdivision <br />Ordinance. <br />It should be noted that although the platting procedures may be waived, the standards <br />still apply. <br />11 <br />4820 mlnnetonka boulevard, suite 420 minneapolis, mn 55416 612/925-9420 <br />
