Little Canada Planning Commission <br />1 May 1985 <br />Page Two <br />Three other items need to be mentioned. First involves park dedication land <br />and /or fees. The Park Commission should comment as to the neighborhood park <br />which is being developed as a part of the Thunder Bay subdivsion. The proposed <br />Sofie plat shows the easement area as parkland. <br />The second item regards County Ditch 7. The proposed development shows this <br />drainage ditch being re- routed between lots 5 and 6, block 4 and lots 6 and 7, <br />block 2. The Engineer should comment on this arrangement. A last item is a <br />requirement of the ordinance that proposed building elevations be shown on the <br />plat. <br />RECOMMENDATION <br />It is recommended that the proposed plat for Sofie Addition be approved subject <br />to the following conditions: <br />• City Engineer approval of the cul -de -sac length variance. <br />o City Engineer approval of the relocation of County Ditch 7. <br />• Park Commission comments and approval of park dedication. <br />• Building elevations be included on the plat. <br />e The name of Sylvan Court is changed subject to City approval. <br />• Other recommendations of the City Engineer and City Attorney. <br />cc: Joe Chlebeck <br />Lowell Nagovsky <br />Thomas Sweeney <br />Don Carley <br />Joe Nosko <br />7 <br />26 <br />
