PLANNING REPORT <br />northwest assoc_iLted co <br />T0: Little Canada Ma or and City Council <br />FROM: David Lich <br />DATE: 21 January 1985 <br />RE: Gordie Howe Park Avenue Development Proposal <br />FILE NO: 758.09 - 84.55 <br />rsultEnts, inc. <br />Mr. Howe has requested that our office clarify the recommendations which <br />was made relative to "intense screening and landscaping" for the south <br />and west borders of the proposed development. In this regard, it should <br />be pointed out that a row of evergreen does exist along the south of the <br />site in question. The trees are not, however, on Mr. Howe's site. <br />The concern for screening along the south border is based upon both <br />internal as well as external reasons. A screen will provide a buffer to <br />the single family home to the south. Additionally, should more intense <br />development ever occur in this R -B zoned area the screening will protect the <br />proposed 4 unit residences. To the west, the land is zoned 6 -3. Existing <br />and potential development again could cause compatibility problems and as <br />a result some protection for the proposed residential units is suggested. <br />The planting material which is suggested are Lilacs or Honeysuckle which <br />are relatively inexpensive. Our estimates and calculations would suggest <br />105 plants would be needed at a cost of approximately 5500. We also are <br />not suggesting that nature plants be initially installed. Small plants <br />of one to two foot height (one gallon) are seen as acceptable. <br />Finally, concern was raised relative to a bond.
