Little Canada Mayor and City Council <br />Little Canada Planning Commission <br />Manes Subdivision Request <br />July 10, 1985 <br />Page 2 <br />A required six foot wide utility and drainage easement has not been included on the <br />survey. This easement must be included on the survey of record. <br />In the 1984 subdivision request, the Planner's report addressed the future subdivision <br />of this land. This study was based on Section 1005,020.d.9. of the Little Canada <br />Subdivision Ordinance which states, "Where structures are to be placed on large or <br />excessively deep lots which are subject to potential replat, the preliminary plat <br />shall indicate a logical way in which the lots could possibly be resubdivided in the <br />future.' Exhibit C shows a sketch plan for potential replatting of this property. <br />It was recommended as part of the 1984 subdivision request that a street be dedi- <br />cated to allow access to the rear of these large lots. <br />CONCLUSION <br />The 1984 subdivision request was approved as originally proposed. The proposed <br />subdivision conforms to the performance standards of the Zoning and Subdivision <br />Ordinance and may be approved. It should be noted, however, that the location of <br />the proposed eastern lot is directly over the recommended street. This will pro- <br />hibit any efficient access to the land at the rear of these lots. We mention this <br />in support of the 1984 recommendation to have a street dedicated when the oppor- <br />tunity was available. <br />18 <br />
