northwest EssociEted consultants, inc.
PLANNING REPORT
TO: Little Canada Mayor and City Council
FROM: Jay Baago
DATE: 22 April 1985
RE: Peterson Maintenance Expansion
FILE NO: 758.09 - 85.10
BACKGROUND
Peterson.Maintenance Corporation (PMC) has applied for permits to construct
a second structure on their site in Ryan Industrial Park. The specific site
is Lot 3, Block 1 along Ryan Drive. The lot is wide (550 feet) and shallow
(131 feet at its deepest). As the entire park is under a PUD, setbacks for
new buildings are negotiable, provided that the developer can demonstrate
that the setback changes allow more desirable conditions of traffic flow,,
loading, parking, or other performance standards. An original site plan
for the .proposed was reviewed (Planner's Report dated 27 March 1985) but
found unacceptable as the plan lacked essential information upon which to
base a review.
ANALYSIS
The proposed building would be used as a storage facility and would thus be
classified as an accessory use. It is open on one side for access and loading.
Setback from the Burlington Northern Railroad is shown as 5 feet (see attached
Exhibit B). As mentioned previously, such setback encroachments are acceptable,
provided other performance standards are met which create a more functional site.
Below are the applicable site requirements and relative Ordinance regulations:
Easements. The proposed structure is located on an NSP easement and, as such,
would require written approval from the utility that construction on that
location is acceptable.
9
4820 minnetonka blvd. minneapolis, minncsota ste. 420 55416 tel. 6121925 -94
